Curious about 3700 Lawrence Ave E and its surroundings

I've been checking out 3700 Lawrence Ave E and really like the look of it! Can anyone share what the neighborhood feels like day-to-day? Also, how's the public transit there? Are there good grocery stores or restaurants nearby? Any insider tips would be great!
