765 Browns Line feels like a hidden gem near the lakeshore

Just came across 765 Browns Line and it piqued my interest! I’m curious about how walkable the area is, especially with local shops and parks nearby. Is it easy to hop on the TTC for downtown access? I love being close to greenspaces too! Anyone know what the neighborhood is shaping up like?
