Living near 2507 lake shore blvd w and need to commute downtown

Just graduated and looking to start my first job in the downtown core. Any insights on how the TTC is from 2507 Lake Shore Blvd W? I'm curious about streetcar access and bike lanes nearby. Would love to know how long it takes to get to Union Station during rush hours!
