29 Spencer Ave transit vibes for a downtown work commute?

I just found out about 29 Spencer Ave and I'm curious about the ease of getting to downtown. Is there good streetcar access nearby for those early mornings? Also, how's the walkability to the subway? I'm hoping for a smooth commute to my office near Union Station.
