Is 396 Avenue Rd good for getting to downtown meetings via transit?

Thinking about subletting at 396 Avenue Rd and need to know if it's a good spot for daily trips downtown. What’s the TTC like from here? I’d love to know about streetcar or subway options that could get me to the financial district in under 30 minutes.
