Just spotted 100 jameson ave, what's the local coffee scene like?

I've been eyeing 100 Jameson Ave for a while now and am curious about the nearby coffee shops. The area seems pretty walkable, but are there any hidden gems for grabbing a quick cup of joe? Also, how's the transit access from there to downtown during rush hour?
