Is 2311 lake shore blvd w good for commuting downtown by transit?

I'm considering moving to 2311 Lake Shore Blvd W and love the idea of using transit. What’s the streetcar access like? How easy is it to get downtown, especially during rush hour? Also, are there bike lanes nearby for those sunny days? Any thoughts would be appreciated!
