Stumbled on 69 Gamble Ave and curious about local shops and transit

I'm eyeing 69 Gamble Ave as a potential spot for me and a roommate. It’s pretty close to the subway, but I'm wondering about the walkability to grocery stores or cafes. Also, what’s the feel of the surrounding area? Lots of parks and greenery? Any input is appreciated!
