Is 85 Spencer Ave a good spot for commuting downtown by transit?

I'm eyeing 85 Spencer Ave for a rental, but I'm all about transit life. How easy is it to hop on the subway or a streetcar nearby? Also, what's the deal with biking around here—are there bike lanes? I want to make sure my commute to downtown or maybe even to Union Station is smooth!
