Confused about extra fees in my lease, is this common?

Hey everyone, I recently signed a lease in Leslieville and noticed a clause about 'amenity usage fees' that I didn’t expect. They want to charge an extra $100/month for access to the gym and rooftop terrace. Is this normal practice? Any advice on how to handle this would be appreciated!
