Living at 2694 bloor st w for easy access to union station

Hey everyone! I'm eyeing a place at 2694 Bloor St W and wanted to know about getting to downtown, especially Union Station. How's the subway access from here, and are there good bike lanes nearby? Love to hear about commute times during rush hour too!
