Searching for a 2BR under $2500 in Toronto - any tips?

I'm on the hunt for a 2 bedroom apartment in Toronto for under $2,500. I'm a bit nervous about the approval process and want to know what landlords usually require from applicants. Also, where are the best areas to find a decent 2 bed within this budget? Any advice?
