Price check: $2200 for 1BR in Kensington Market - is it worth it?

I found a 1BR unit listed for $2200 in Kensington Market. It's in a historic building but has some water stains in the kitchen ceiling and the landlord was kind of grumpy. Is this a good deal or am I overpaying? The neighborhood is awesome, but those building issues have me worried!
