Does 989 Eglinton Ave W make sense for my downtown commute?

I’m looking at 989 Eglinton Ave W since I work in the Financial District. How's the subway access nearby? I want to know if I can easily hop on the TTC and reach Union Station without hassle, especially during peak hours. Any insights on bike lanes in the area for weekend rides?
