Might park near 20 Sanderling Pl actually be decent for students?

I'm checking out 20 Sanderling Pl since nearby transit access is a must for campus life. I've heard the area has a few local shops too, which is good for groceries. Are there any good cafes or study spots around there? Roommate compatibility is crucial for me too!
