I just spotted 110 marlee ave and curious about local shops and transit

I’m eyeing 110 Marlee Ave as I consider a job change in Toronto. How’s it for local shops and cafes? Also, is the TTC nearby? I'm really hoping for good walkability in the area since I won’t have a car. Any feedback on the overall energy of the neighborhood would be great!
