Commuting to downtown from 223 sherbourne st with TTC options

I’m looking at 223 Sherbourne St and need to get to the Financial District for work. How’s the streetcar access around there? Also, are there decent bike lanes for a quick ride to Union Station? Every minute counts in my commute, so any insights would help!
