Is it a good time to rent in Toronto's East End?

Hi everyone! I'm looking to move to the East End, specifically Leslieville or The Beach, and I'm a bit worried about the current rental market. Are the vacancy rates high right now? I found a few places around $2200 for 1-bedrooms. Is it a renter's market or should I expect bidding wars? Thanks!
