Confused about subletting rights in Toronto - need help!

I’m moving to Toronto and just signed a lease, but my landlord is saying no subletting. I thought tenants had rights to sublet sometimes? I’ve heard of restrictions with Airbnb too. What’s the legal process for subletting or assigning my lease here? I’m really lost!
