Considering 849 Broadview Ave for my daily trek to downtown

I'm looking at 849 Broadview Ave and wondering how easy it is to get downtown. How’s the streetcar service around there? Also, any bike lanes nearby for a quick ride? I'm hoping this spot fits my transit needs for work and exploring the city on two wheels.
