Is 59 Spadina Rd good for quick TTC rides to downtown jobs?

I've been looking at 59 Spadina Rd for a potential rental and wondering about how easy it is to catch the subway or streetcar for my commute downtown. Is it an easy walk to the nearest stop? I'd love to know how the frequency is for rush hour too!
