Is 3181 Eglinton Ave E good for quick commutes downtown?

I'm looking at 3181 Eglinton Ave E and wondering how quick it is to get downtown via the TTC. Is there a reliable bus or streetcar nearby, especially during rush hour? Also, are there bike lanes for cycling? Would love to hear from anyone who knows the area!
