Looking at 39 brookwell dr - is it solid for getting to downtown easily?

I'm checking out 39 Brookwell Dr for a potential move and I'm curious about how the TTC works from there. How's the streetcar and bus access? I'm hoping for quick and easy trips to downtown for work without feeling too far from the action. Any insights on bike lanes in the area too?
