Utilities questions for 7 greentree crt - is it all included?

Hey all, I’m excited about the potential of 7 Greentree Crt, but I’m curious about how utilities are handled. Are they included in rent, or are there separate bills? Also, how's the area in terms of groceries and transit? Any cool local spots worth mentioning?
