Are bidding wars still a thing in Toronto's rental market?

I'm curious about the current rental competition in Toronto for 2025. Are bidding wars over, or do prospective tenants still need to offer more than the asking rent? I’ve heard some landlords are even providing incentives like free rent, but I'm not sure how real that is. Anyone have insights?
