Is $2,600 too high for a one-bedroom in Leslieville?

I'm considering a one-bedroom in Leslieville for $2,600. It’s newly renovated, but I’ve heard rent prices are crazy right now. Should I jump on this or hold out for something more reasonable? Also, any tips on what's actually included in the lease would be great!
