Breaking my lease early - desperate for advice!

I'm feeling really stressed about being stuck in my lease in Toronto. I need to leave soon but I'm unsure about the best way to break it without hefty penalties. Has anyone had experience with N11 agreements or subletting? How cooperative are landlords usually? Any advice is appreciated!
