Living near 708 Kennedy Rd for easy access to downtown and transit?

I'm considering moving to 708 Kennedy Rd and need to know how easy it is to get to downtown. With access to the TTC and nearby bus routes, does anyone have insights on commute times to places like Union Station? Also, how walkable is it for last-mile connections? Appreciate any info!
