Just spotted 2 Secord Ave and curious about the local coffee scene

I’m eyeing 2 Secord Ave for potential rent and want to know what the local coffee shops are like. Is the area walkable enough to grab a cup without needing to hop on transit? Also, how's the access to the subway around there? Thanks for any insights!
