Just spotted 80 Blake St, how's transit access to downtown from there?

I'm new to Toronto and checking out places like 80 Blake St. I want to know how easy it is to catch the TTC from there, especially to downtown. Also, any good local spots or amenities nearby? I’m hoping for a walkable area with some cafes and parks around!
