Found a spot at 822 Roselawn Ave, curious about nearby amenities

I'm looking at 822 Roselawn Ave and like that it's close to TTC. Are there any cool cafes or parks nearby? I've heard the area is changing but would love to know what local spots are must-tries and how walkable it really is!
