Need to break lease early - what are my options?

I’m really stressed about being stuck in my lease and need to leave early. I’ve heard about N11 agreements and subletting, but I’m not sure if my landlord will cooperate. I just want to understand my options and if I can break without penalty. Any advice would be greatly appreciated!
