Stumbled on 230 River St and curious about the local scene

I’m considering 230 River St for my studies and heard it’s a growing area. How’s the walkability around there? Also, any insights on local cafes or parks nearby would be super helpful. I rely on transit a lot, so how's the TTC access in this neighborhood?
