Curious about 814 Broadview Ave and its neighborhood amenities

The location at 814 Broadview Ave caught my eye with those lovely nearby parks. How’s the transit situation around there, especially for heading downtown? Also, are there good grocery stores and restaurants within walking distance? I'd love to hear about the neighborhood character too.
