Stoked about the area near 1106 Avenue Rd and want to know more

I’ve been eyeing 1106 Avenue Rd because it looks like a nice spot close to some fun local spots. I’m curious about the transit access around there—does anyone find getting to downtown super easy? Also, how's the walkability for running errands nearby?
