Curious about 1709 Bloor St W and the local cafes nearby

I've been looking into 1709 Bloor St W, and it seems like a nice spot. I'm a coffee lover, so I'm wondering if there are good cafes within walking distance. Also, how’s the TTC access around there—easy to get to downtown? Any local amenities I should check out?
