Considering 15 Martha Eaton Way for easy access to downtown via ttc

Hey everyone! Looking into 15 Martha Eaton Way and trying to figure out if it's a good spot for commuting downtown. How close are the TTC streetcars and buses? I ride a bike, so any info on nearby bike lanes would be great too! Thanks in advance!
