Any thoughts on 35 Esterbrooke Ave and the surrounding area?

I've been checking out 35 Esterbrooke Ave and it looks appealing! What’s the character of the neighborhood like? How's the access to transit around here, and are there decent groceries and restaurants nearby? Just want some real feedback from locals before making a decision.
