Confused About Subletting Rights in Toronto

I don't understand why my landlord is asking for an employment letter and bank statements regarding my subletting request. Is this normal? I've heard there are legal processes for subletting and that landlords can’t totally deny them. What's the deal with Airbnb too? Can they restrict that?
