Confused About Assignment vs Sublet Options

I'm trying to figure out the difference between assignment and subletting my rental in Toronto? What’s the better way to get out of my lease early? I heard assignments let you leave permanently, but does it need landlord approval? Also, how much does parking usually add to rent? So many questions!
