Lease takeover offer seems suspicious - any insights?

I'm intrigued by a lease takeover incentive someone offered. They mentioned sweet cash perks to assume the lease, but I can't shake off the feeling that this might be too good to be true. Any thoughts on why someone would pay so much upfront? What’s the catch?
