Saw an ad for 98 Cavell Ave and curious about what's around

I'm looking at 98 Cavell Ave and love that it’s close to parks and cafes. How's the TTC access in that area? I’d like to know if it's easy to get around without a car and if there are nice walking routes nearby. Local shops and grocery stores also a plus!
