1 A Vermont Ave and its surrounding gems for foodies and transit lovers

I'm eyeing 1 A Vermont Ave because I heard there's some solid local eats around there. How's the transit access to downtown, and are there parks or green spaces nearby? Always love being able to walk to a coffee shop or catch the bus easily!
