Is living at 2757 kipling ave good for getting around toronto?

I'm new to Toronto and looking at 2757 Kipling Ave. How easy is it to hop on the TTC for a quick ride downtown? Are there bike lanes nearby for weekend rides? I want to avoid driving, so any insights on the neighborhood's transit vibe would be super helpful!
