Tenant Confused About Subletting Rights and Landlord's Demands

I'm really frustrated right now. My landlord is flat-out denying my request to sublet, but I thought tenants had some rights to do this? What gives? Also, I heard something about Airbnb restrictions, but I'm not really sure what those entail. Help me understand what’s legal here!
