Looking at pre-con condos - excited but worried about risks

I'm interested in pre-construction condos near campus, but I'm a bit anxious about potential construction delays and not having a solid roommate agreement in place. Shared costs can be tricky, especially if the building isn't ready when expected. Anyone else faced these challenges?
