Stuck in my lease - need help getting out early!

I'm feeling really stressed about my current lease situation in Toronto. I need to leave early but don't know my options. I've heard about N11 agreements and subletting, but I'm worried about penalties for breaking without cooperation from my landlord. Any advice would be greatly appreciated!
