I noticed 118 Tyndall Ave is near a lot of parks and transit options

I'm eyeing 118 Tyndall Ave and love that it’s close to parks and the TTC. How walkable is the area for groceries and cafes? I’m hoping to find some good local spots nearby. Also, what's the general mood like on those streets?
