Curious about eco-certifications and real savings

I've been hearing a lot about LEED and WELL certifications, along with smart home features in buildings around Toronto. Are these eco-friendly upgrades really worth the premium? I'm skeptical about the marketing claims. Can anyone share their experiences with actual savings versus what was promised?
