Are green building features worth the hype? Questions about savings!

I'm looking into LEED and WELL certified buildings in Toronto, but I'm curious—do the eco-friendly upgrades really save you money in the long run? Sometimes it feels like marketing spins it to sound better than it is. Anyone experience real savings or concerns about those green premiums?
